Coedllys is set in unlit countryside.
The driveway is set off the main road through the village of Llangynin and accessed along a farm track. There is no lighting along this track. After some 200 yards the road becomes tarmac. There is a directional sign at the top of the tarmac driveway. The tarmac driveway bears around to the left and down a slope. There are drains set at various locations along the driveway. The driveway then becomes gravel. The gravel driveway bears around the rear of the house, down a slope, to a gravel parking area.
There is ample parking – enough for 5 cars. There is lighting in the car park on the side of the house and in the entrance to Coedllys. The surface is gravel and is on a slight slope. Guests who are unable to walk on gravel for the short distance of approximately 20 meters, are able to park outside the front porch for drop off and collection.

The front door is via a porch that has three steps 7 and 1/2 inches high and 26inches deep leading to the front door.

The entrance hall has a tiled floor with a large non slip door mat. The hall is well lit with a lamp and bright overhead lighting.
The breakfast/Dining room is located on the ground floor next to the front door. This room has a light coloured carpet. There is one large rectangular table for all guests to sit at in Windsor chairs that are spacious and have arms. There is a buffet table for cereals etc. (Assistance can be given with the buffet on request). Hot meals are served at the table.
There are lamps and overhead lighting.
Guest Sitting Room
This is situated on the left off of the end of the hall. There is a slight width restriction – owing to a large antique ‘school’ radiator, a tiled floor with a runner mat. The sitting room is carpeted and very light. There are doors leading to the outside decking and steps down to the parking area. There is a wood burner in the corner of the room. Large sofas – which are low and deep – seat four guests comfortably. There is also a leather armchair. A large coffee table is in the middle of the room. We are happy to provide a dining chair with arms if requested. There are lamps and overhead lighting.
All guest bedrooms are on the first floor, accessed from a flight of stairs. These stairs are carpeted in a light coloured carpet with a hand rail on the left hand side. All rooms have remote controlled TV, which are on turntables or swivel wall mounts for easy viewing. There are plugs in all the rooms set at waist height for easy access. All rooms have cordless kettles. As all beds are antique, they are considerably higher than a modern divan. All beds have Hungarian or Siberian goose down duvets, and are hypo-allergenic. All beds have foot boards and are 6’6” long. Sheets and blankets are available.
We now have available deaf guard and a shower seat for the less able bodied person.

The Robin Room
This is a light dual aspect room with a light coloured carpet. The bed is 5ft wide. The en-suite has light coloured cushion flooring interspersed with dark diamond shapes. White bathroom suite. Pedestal wash hand basin, turn taps in contrasting colour. The Shower is 3 ft wide with a bi-fold door. Shower gel & shampoo dispenser on shower wall, hand rail. A non slip shower mat is available on request. The bathroom has a wall mounted 6ft tall towel rail. Contrasting low flush lever situated on the cistern. Toilet roll dispenser and flip lid bin are within easy reach of the toilet. The toilet has a soft close toilet seat lid. There is a wall mounted hand rail next to the toilet. A shaver socket is situated next to the wash hand basin. All towels, shower mats and toilet pedestal mats are white.
The Swallow Room
This bedroom is carpeted and has dual aspect windows. This room is slightly darker as it faces north. There is a 5ft wide wrought iron four poster bed. The en-suite has a light oak non slip floor. White suite. Pedestal wash hand basin, turn taps in contrasting colour. 3ft wide shower with bi-fold door. Shower gel and shampoo dispenser on the shower wall, hand rail. Non slip shower mat available. 6 foot high towel rail. Contrasting flush lever situated on the cistern. Soft close toilet seat and lid. There is a wall mounted handrail next to the toilet. Toilet roll dispenser and flip lid bin are in easy reach of the toilet. Shaver socket is situated next to the sink. All towels, shower mats and toilet pedestal mats are white.
The Chaffinch Room
This is a twin bedded room which is light and airy. Both beds are 3 ft wide, and can be accessed from both sides. The floor is carpeted in both the bedroom and the bathroom. White bathroom suite. The bathroom is large with clear glass windows and has a blind. The shower is situated in the corner of the room with easy access, 3ft wide with two sliding doors. Shower gel and shampoo dispenser on shower wall, hand rail. A shower/bath mat available. 6ft towel rail. The bathroom has a single chair and a large counter for storage. The Bath does not have hand rail. Bath shower attachment and turn taps in contrasting colour. Pedestal wash hand basin with contrasting turn taps. Contrasting flush lever situated on the cistern, soft close toilet seat and lid. Toilet roll dispenser and flip top bin easily accessed from toilet. Shaver point situated next to shaving mirror with spot light over. All towels, bath/shower mats and toilet pedestal mat are white and are a contrasting colour to the flooring.
We have a newly developed area – it is our Sensory Garden and it is very exciting and beautiful. It is a place where we can use our senses to appreciate the display around us. We can hear the sounds of wildlife and see bright colours, touch and feel, and smell some beautiful flowers as well. No tasting though! Come see and enjoy our sensory garden.
Ceiling mounted audible smoke detectors in each room, however if this is not suitable, please advise us on arrival. Coedllys is not suitable for wheelchair use. A lamp is illuminated all night in the hallway, next to the emergency button.
If you need to sleep with your window open, please let us know, as it is necessary at times to ensure that bedrooms windows are closed owing to prevailing wind and weather.
